Family-friendly non-smoking house with garden

The holiday home is located in the idyllic village of Issigau, surrounded by the gently rolling hills of the Franconian Forest (a low-irritant environment for allergy sufferers) and the romantic valleys of the Saale and Selbitz rivers.

Issigau is a multi-award-winning residential community with little industry, a few craft businesses and interesting restaurants.

A spacious hallway with cloakroom leads to two barrier-free rooms on the ground floor. The kitchen with dining area, the living room, two guest rooms, a bathroom and a large conservatory (25 sqm), which can accommodate approx. 15 people, offer plenty of space for socialising.

One guest room (18 square metres) has a double bed, wardrobe, washing facilities with hot and cold water as well as table and seating. The second guest room (11 square metres) is a single room with a bed, wardrobe, sitting area and washing facilities (hot/cold). The kitchen has all the necessary appliances, electric cooker with oven, coffee machine, large fridge with freezer compartment, dishwasher, kettle, toaster, cutlery, table linen and crockery for approx. 15 people. Cot and high chair can be provided. Double room with occupancy as single room 5,00€/per day surcharge!

The living room (32 sqm) has a cosy sitting area with TV, video recorder, stereo system and radio as well as a table with 6 chairs. There are books and games in the spacious living room cupboard. Carpets have been laid on the parquet floor to create a cosy atmosphere. The living room leads directly into the conservatory.

The large bathroom (16 square metres) has a shower, WC, bidet, washing machine and washbasin. On the upper floor there are five more rooms: two single rooms with bed, sitting area, wardrobe and washing facilities (wam cold), two double rooms with double bed, and one twin room each with wardrobe and washing facilities, tables and chairs, and a bathroom with shower/WC and a separate WC. The house is centrally heated.

WLAN available, no e-charging station available! Garages on request!

The outdoor area of the detached house is natural with a large lawn and flowered borders.

Garden loungers, table and chairs and a large parasol are a favourite place to relax and unwind in summer.

There is a cosy seating area directly in front of the entrance. In front of the house and the car park in front of it, 6 vehicles and bicycles can be accommodated.

The Franconian Forest with its towns and villages has a lot to offer. You can relax, unwind and be active. Kulmbach, Bayreuth, Bad Steben, Berg, Geroldsgrün, Lichtenberg, Naila, Schwarzenbach am Wald, Selbitz, Stadtsteinach are just some of the interesting places with many sights, museums, wellness facilities and entertainment options that await your visit!

There are seven specially signposted circular mountain bike tours, which are linked together in the form of two networks. The routes, as well as the connection points, are marked and colour-coded.

The nearest lake is approx. 4 km away, the swimming pool and thermal baths (Bad Steben) are also approx. 4 km away. Shopping facilities for your daily needs can be found directly in the village, approx. 500 metres away. Shopping centres in Naila (approx. 6 km) and Hof (16 km), restaurants in the village and in the immediate vicinity.

    “Rundum positiv! Positiv: Das Haus war optimal für unser Familientreffen geeignet! Man hatte genug Platz für die gemeinsamen Mahlzeiten und konnte im Wohnzimmer sehr gemütlich zusammensitzen. Ganz super sind natürlich die Waschbecken in jedem Schlafzimmer! Auch die Aussenanlagen mit den hübschen Blumenkästen tragen dazu bei, sich wohlfühlen. Positiv ist auch, dass die Vermieter nicht weit davon entfernt wohnen und unkompliziert erreichbar sind. Die Schlüsselübergabe hat prima geklappt und man bekam sogar eine Führung/Einweisung! Das Preis-/Leistungsverhältnis ist top! Der Ort hat sogar einen Bäcker und Metzger. Die Umgebung eignet sich prima für Ausflüge, aber auch kurze Spaziergänge. Negativ: Es gibt gar nichts zu bemängeln.”

    “Wir haben uns sehr wohl gefühlt und würden hier gern wieder kommen. Positiv: Sehr freundliche und aufgeschlossene Vermieter. Gut geeignet für Familien oder Gruppen, da in jedem Zimmer ein Waschbecken mit kaltem und warmem Wasser vorhanden ist. Ausflüge: Höllental - Sehr schönes Tal, in dem man kürzere und längere Wanderungen mit unterschiedlichen Schwierigkeitsgraden vornehmen kann.”

    “Es hat uns super hier gefallen, die Gastgeber sind freundlich. Wir kommen gerne wieder. Positiv: Jedes Zimmer hat ein Waschbecken mit fließend Kalt- und Warmwasser. Es sind zwei Badezimmer und drei Toiletten vorhanden. Die Räumlichkeiten insbesondere der Wintergarten sind großzügig eingerichtet. WLan und Fernseher funktionieren. Sportgeräte und ein großer Grill sind vorhanden. Die Küche ist großzügig eingerichtet. Negativ: keine Beanstandungen”
