Holiday apartments with a garden and a pool, in an idyllic location surrounded by nature with a panoramic view


Greppo is a house in a beautiful location on a hill at 450 metres above sea level, near Rotecastello in Umbria, between Todi, Orvieto and Perugia. The house is surrounded by about 20 hectares of land with olive trees and offers a beautiful panoramic view.



The old stone house was carefully restored and three inviting apartments and one annex were created. The annex is a guest house exclusively for one of the apartments. All the apartments have their own heating with methane gas, household appliances, fully-equipped kitchens, bedlinen and hand towels, crockery, cutlery and glasses. The interiors and the furnishings have been selected to ensure that guests have a pleasant stay. The apartments are near each other but are completely independent. They can be rented individually or all together, providing ideal options for larger families or groups.



There is a swimming pool on site for all guests. It measures 14 x 7m and has a maximum depth of 1.80m and a minimum depth of 1m. It is open from June to mid-September, depending on the weather. There is also a SPA, with whirlpool, sauna and hammam, it's open all year round. A large garden is also available.



Rotecastello is a medieval gem with a watchtower. It is easy to get to it and the surrounding hills, valleys and other small medieval villages, away from mass tourism.



Flat Il Noce

For small daily needs: The nearest centre is San Venanzo, which is 1.5 km away. There you will find small shops of all kinds, an ATM, a pharmacy, a bar/restaurant/pizzeria and a church. It is also easily reachable on foot in half an hour. If you are looking for large supermarkets, you will have to go to Marsciano, which is about 10 km away. The farm is ideally situated for hiking and cycling and detailed maps are available. In a short time you can reach the most beautiful cities of art in central Italy, Perugia, Todi, Spoleto, Assisi, Montefalco and Bevagna, as well as many other lesser-known but equally fascinating cities. We are happy to make all our experience available to you, with discretion, so that you can savour the taste of discovery. To fully enjoy the sights, you will need a car, which you can easily hire at your arrival airport.

This 60 m² holiday flat is spread over two floors. On the ground floor is the living room with armchairs and a sofa for 4 persons. There is also a dining table with chairs for up to four persons. The kitchen is equipped with an open fireplace, refrigerator, cooker and oven. On the second floor there are two bedrooms, one with a double bed and covered terrace and one with two single beds. A cot can be added on request. There is a bathroom with shower, toilet and bidet.

A brand new wellness centre equipped with: heated mini-pool, hydro-massage, counter-current swimming, sauna, Turkish bath, herbal tea corner, toilets for the disabled, indoor relaxation area with sun loungers, bluetooth speakers, shaded outdoor area with furniture and solarium. Available all year round, for private use and by appointment only. Prices per person/hour or fixed rate per family or group/stay (as a special package. Ask the administration for information).

"Casa Greppo" is a beautiful farmhouse nestled in the hills at 450 m above sea level, near San Venanzo, in the more traditional and lesser-known Umbria, between Todi, Orvieto and Perugia.

The "Podere Greppo" farmhouse stands on a 20-hectare property surrounded by olive groves, arable land and woods in a dominant position offering a magnificent panorama. In the foreground is Rotecastello, a medieval jewel with its watchtower, all around hills, valleys, colourful fields and many other small medieval villages absolutely off the classic tourist routes.

For example, Civitella dei Conti (2.5 km), a tiny village perched on a hill that preserves the remains of a fortress, other small, pretty villages such as Collelungo (4.5 km), Poggio Aquilone (5 km), which also offers the possibility of a walk along the Fersinone stream, Montecastello di Vibio (10 km), a small jewel, not surprisingly the permanent summer residence of international art stages and home to the Teatro della Concordia, the smallest active public theatre in the world!
Nearby, it is possible to visit Todi and the Tiber River Park. Other nature reserves can be found on Lake Trasimeno and on the Colfiorito plain. Many other suggestions can be found at the offices of the local Pro Loco in San Venanzo or on the 'Monte Peglia e Selva di Meana' website. The local Volcanological Museum and the San Venanzo Park are worth a visit.

If you want to explore more, you can reach and visit Tuscany in a day trip, e.g. Arezzo, which is 100 km away, or Rome, which can also be reached by train from Orvieto; this also makes Il Greppo an ideal starting point for visiting the most fascinating towns in central Italy.
To the delight of your children, you can easily visit Città della Domenica, a splendid park designed for children, which houses, among other things, a famous reptile house.
Life in the surrounding area, observable from its panoramic position above the valleys and small villages, seems to flow at a quiet and meditative pace, but if you decide to go there, you will soon discover that there is actually a lot of life there; throughout the year, various 'activities related to culture, traditions and tourism' follow one another and often overlap: meetings of international scope such as, among the best known, the Spoleto Festival, the International Festival of Todi, the Festival delle Nazioni in Città di Castello, Umbria Jazz;Folk festivals with concerts, fairs and dance music, highlighting the variety of Umbrian cuisine, with tastings of wild boar and game dishes, truffles, cured meats and grilled meats of all kinds, and then performances of Umbrian traditions with historical re-enactments and costumed processions, and market exhibitions that periodically fill the historic centres of almost all the towns in the region, such as Perugia, Arezzo, Todi and Spoleto.     “Il Noce is a cosy two storey apartment with all necessary amenities for a restful holiday. Fine beds, a nice cool swimming pool and delicious organic vegetables and home made jam supplied by the super friendly owners Piero and Cristina. No TV, so not for couch potatoes, but if you like Italian style late night outdoor family dinners or barbeques, casa Greppo is very near perfect.”

    Sehr schöne zweckmäßig ausgestattete Wohnung, supernette freundliche Vermieter, die immer unaufdringlich mit Rat und Tat zur Seite stehen und ein fantastischer Blick von der Terrasse. Zu Erholungszwecken wunderbar. Wenn man wie wir mit Hund unterwegs ist, muss man wissen, dass 2 Katzen auf dem Gelände sind, wenn die Vermieter anwesend sind. Die hatten kein Problem mit dem Hund, aber unser Hund mit den Katzen. Die Umgebung ist halt Umbrien, d. h. deutlich ruhiger als z. B. Toskana, dafür aber auch entspannter. Ein Auto muss man haben. Es gibt viel zu entdecken und die Vermieter sind bei der Suche nach z. B. Restaurants gerne behilflich.”

    “Das Haus ist sauber, geräumig und ausreichend gut ausgestattet. Die Matratzen könnten hochwertiger sein, für schwere Menschen nicht zu empfehlen. Die Lage ist sehr gut, toller Ausblick und trotz der 3 Parteien hat man seine Ruhe. Sehr guter Pool. Außergewöhnlich nette Vermieter, die zeitweise auch eine der Wohnungen bewohnen in den Ferien. Insgesamt ein guter Ausgangspunkt für einen Umbrienurlaub. Gut für 1-2 erholsame, ruhige Wochen, besonders mit Kindern, die gerne im Pool spielen. Spaziergänge in der direkten Umgebung des Hause sind schwierig, da die Landstrassen keine Seitenstreifen haben, man läuft also immer auf der Strasse, mit Kindern nicht empfehlenswert. In ca. 2 Kilometer Entfernung liegt der Ort San Venanzo, in dem man wochentags beim kleinen Alimentari einkaufen kann. Für grössere Einkäufe muss man ca. 15 Minuten Serpentinenfahrt nach Marsciano in Kauf nehmen, ein nicht sonderlich hübscher Ort mit guter Supermarktinfrastruktur, dort gibt es alles, teilweise sind die Märkt auch am Sonntag geöffnet. In direkt Umgebung, ca. 15 Minuten zu Fuss, liegt Rotecastello, ein mittelalterliches Burgdorf. Sehr schön und im Sommer mit Musikfest, sehr empfehlenswert! Ansonsten gibt es dort ein einziges Restaurant, das nur auf telefonische Bestellung und Reservierung arbeitet, dazu gibt es eine unschlagbare Aussicht auf der Terrasse.”
