Charming farmhouse in Penna San Giovanni

In the heart of the Marche region, Il Casale, on a hillside at an altitude of 650 metres, is in the open countryside and only 1 km from the town centre.
Situated in a private plot of 3 hectares, in an absolutely dominant position, it overlooks a truly breathtaking panorama that sweeps from the nearby imposing Sibillini Mountains to the Adriatic coast, crossing the gentle undulation of the Marche hills.
Surrounded by hedges, fences and the beautiful local vegetation.
Outside, the large garden, terrace and pool area are fully furnished for pleasant moments in total peace and quiet.

Casale Romeo e Giulietta covers an area of 220 square metres: 4 bedrooms, 3 bathrooms, kitchen with central island, dining room, large living room, bar area, grotto, large living area with kitchen/dining/living room, 2 storerooms.
Ground floor: very large living room with 2 sofas, bar area, cave, storage room, dining room, fully equipped kitchen, bathroom with washing machine, etc.
First floor: double bedroom, double bedroom + bunk bed, bathroom with large shower, large living area with fully equipped kitchen, double sofa bed, storage room, panoramic terrace.
Second floor: large double bedroom, a large room with 2/4 beds, bathroom with large masonry shower.
Furnished with valuable furniture and complements and complete with everything, it allows guests to manage in total autonomy as in their own homes.

Smart TV, digital terrestrial/satellite TV, portable Hi-Fi stereo, Wi-fi internet, hair dryer, fans, 2 hobs, 2 electric ovens, mosquito nets, 2 fridges, 2 toasters, 2 espresso coffee machines, various detergents, all kinds of crockery, ironing boards and iron Clotheslines, DVD player, 2 dishwashers, 2 washing machines, information/tourist itineraries, Heating (to be paid separately on request when necessary)), Baby bed.
In addition to the services listed above, you will have at your disposal: complete linens for the kitchen, bathrooms, beds and everything you need for cleaning the house. This means that meal and cleaning services are not provided during your stay.

In the large surrounding garden and on the panoramic terrace you will have tables, benches, 2 barbecues, chairs and umbrellas, surrounded by a beautiful view.
The swimming pool is in a park below the Casale with an enchanting panorama, accessed by a charming flight of steps or a side road.
A circular pool with a surface area of 78 square metres, height 1.20/1.30 metres. You will find deckchairs, sun loungers, chairs, tables, parasols, a shower and a delightful pond with aquatic plants. Opening mid-May, closing end of September.
The entire area around the Casale and the pool area is illuminated at night with a charming play of lights.
A convenient private outdoor parking area is available on the property.
Animals welcome: on request, free guests.

Penna San Giovanni, located 672 metres above sea level, is a centre of considerable interest for its landscape and climate characteristics. Its name derives from a pre-Latin term meaning rocky peak of a sharp and rugged shape, and from the name of St John the Baptist, the patron saint of the town, a follower of St Francis.
Based on some archaeological finds, its origin dates back to Roman times; the place was fortified in the Middle Ages.
On top of the hill stands a panoramic park where you will find the remains of a tower of the original Rocca.
Not to be missed: the elegant Municipal Theatre, the only one in the province of Macerata built entirely of wood and painted by Antonio Liozzi (c. 1780), can be considered a Baroque masterpiece, perhaps the most important in the Marche region in the 18th century.
The Parish Church of San Giovanni Battista was built around 1250 and preserves the wooden statue of the Baptist and a Crucifix, works of considerable artistic importance from the 16th century.
There are shops and activities of various kinds, including grocery shops, butcher's, bakery, bar, farmhouse, pizzeria, bank, etc.
You can buy excellent footwear, knitwear and genuine, quality food and wine products from local producers. Throughout the year you can taste typical products at festivals organised in the village and the surrounding area.
The Casale is also an excellent starting point for a trip to the sea or to the high mountains, both of which can be reached within half an hour. We will leave at your disposal maps and tourist guides for visiting the area.
You cannot miss the suggestive gorge of Infernaccio, Lake Pilato, the Lame Rosse of Fiastra, the small waterfalls of Sarnano or the beautiful beaches from Monte Conero to San Benedetto.
In addition, you can visit the interesting towns in the surrounding area rich in history and culture such as Loreto, Macerata, Urbisaglia, Amandola, Fermo, etc., also participating in the countless evocative historical and folkloristic pageants.

    “Wir waren 14 Tage Gast im Old House und es hat uns super gefallen. Wir sind so richtig herunter gefahren. Tolle Pizzas in den nächsten Restaurants. Ruhe am tollen Pool. Schönes Grillen. Das Haus ist sehr geräumig. Morgens Frühstück auf der oberen Terasse. Abends essen auf der unteren. Sehr sauber und sehr viel Freundlichkeit. Ein toller willkommens Wein, Käse und Schinken. Gerne wieder.”

    “Een geweldige locatie. Twee weken verbleven wij (familie bestaande uit 7 personen) in dit authentieke Italiaanse huis met een adembenemend panorama rondom het huis. In de verte de zee en aan de andere kant uitzicht op nationaal park Mont Sibillini (ook een bezoekje waard!). Heerlijk gezwommen in het grote zwembad. en door de dagelijkse bries was het met de hoge temperaturen prima te doen. Ook het huis bleef redelijk koel. Het dorpje is niet groot, maar heeft een goede pizzeria op alweer een mooie locatie en een kleine supermarkt en bakker. Een ideale bestemming voor een rustige vakantie. Verkoeling aan zee is te vinden op drie kwartier rijden in San Giorgio en de regio is landelijk met mooie historische stadjes. De eigenaresse is zeer klantvriendelijk. Een topvakantie.”

    “Um es mit einem Wort zu beschreiben: WUNDERBAR!
    Wunderschön gelegen, traumhafte Aussicht bis zum Meer und die Sibillini Berge. Postkartenmotive aus jeder Perspektive. Das Haus wurde unfassbar sorgfältig renoviert und geschmackvoll eingerichtet, die Echtholzmöbel und Dielen, die stimmigen Installationen, sehr sauber mit gepflegtem Garten und super Pool. Claudia ist eine sehr herzliche und freundliche Vermieterin. Wir haben uns da sehr wohl gefühlt und in die Marken verliebt.”

    “Wundervolles, sehr großes altes Steinhaus im Cottage-Stil, sehr sauber und liebevoll gepflegt. Gesamte Anlage (inkl. sehr großem Pool) sehr gepflegt und sauber! Der ideale Ort, um seine Ruhe zu haben, oder - wie in unserem Fall - mit zwei Familien und 4 Kindern im Alter von 5 bis 9 Jahren einen ungestörten Urlaub zu verleben und dabei auf niemanden Rücksicht nehmen zu müssen! Die Vermieter sind wirklich einzigartig und haben uns mit einem großen Buffet empfangen - auch bei einer Autopanne (Schraube im Reifen) waren sie sofort zur Stelle und haben sich darum gekümmert, dass wir wieder mobil sind... Wir mieten regelmäßig Häuser im Urlaub und können daher mit gutem Gewissen 5 Sterne vergeben - auch 10, wenn es sie gegen würde!”
