You'll love the villa's overhanging position, with uninterrupted views over an exotic garden, and the modern comforts offered by a range of features not usually found in holiday homes (QLED TV with NETFLIX, APPLE TV+, OCS programmes, etc., new bedding, dishwasher, espresso machine, WIFI, etc.).

The spacious living area opens onto a south-facing terrace overlooking the garden. Garden furniture awaits you for an aperitif, a meal or a coffee with friends or family...

Just a 2-minute walk away, you can discover all the facets of Brittany, which makes the villa's location unique: with each walk from the villa, you can discover new landscapes, admire the power of the ocean from the cliffs, the softness and sand of the Laïta river estuary or the authenticity of the small fishing port. After 200 metres, you'll reach the dunes and sandy beaches, the coastal path overlooking the sea and the beautiful coves facing the island of Groix.

The villa offers a pleasant living space organised around a bright, south-facing double living room, opening onto a beautiful terrace and overlooking a garden planted with tropical trees (palms, banana trees, etc.). The photos in the slideshow above are proof of this...

The rooms of the villa follow one another: the entrance area opens onto a beautiful south-facing double living room, with two large windows overlooking the terrace and enclosed garden. The living area, furnished with two pretty sofas, welcomes you with a high-quality multimedia package (42' QLED TV, WIFI box) and channels from NETFLIX, APPLE TV+, OCS, etc.... A brand-new, fully-equipped open-plan kitchen makes cooking easy and delights even the most discerning gourmets: oven, induction hob, extractor hood, microwave, fridge with freezer, dishwasher, Nespresso coffee machine, kettle, toaster, etc. A large bedroom and a bathroom with a large shower area complete this first level.

On the upper floor are 2 bedrooms with high-quality beds for restful nights. One bedroom has a beautiful balcony overlooking the garden and the sea: it is equipped with a double bed. A second bedroom upstairs has two single beds that can be combined to form a large double bed (160 cm wide). The final bedroom has 2 single beds.
This floor also has a bathroom with shower and heated towel rail.

On the lower floor, you'll find a completely renovated, independent living area (living room, open-plan kitchen) opening onto a small terrace. Adjoining this space is a bedroom with a double bed, a shower room with a lovely shower area and a separate toilet.

A GREEN, PEACEFUL SETTING 200 M FROM THE SEA

You'll enjoy a bright, green environment thanks to the 700m2 private garden, where the plant species create a tropical atmosphere. The mild climate means that many palm and banana trees thrive at the foot of the villa.

The villa is located in a quiet area but close to tourist attractions. The villa is separated from the other houses in the neighbourhood and is therefore protected from the nuisance of neighbours.

The beaches have something for everyone: windy for those who like to jump into the waves, or quiet for those who prefer a more peaceful setting. All three beaches are within walking distance (3 to 8 minutes), and you can walk from one to the other along the coastal path, overlooking beautiful coves.... until you reach the small fishing port of Bas Pouldu at the mouth of the River Laita, where you can enjoy a sumptuous platter of seafood!

Sports enthusiasts can go hiking or hire bikes 800 m from the villa (timetable/day/week).
